We are always available to assist with your property.

Should your property require emergency repairs we are contactable 24hrs a day to make necessary arrangements.

We would also be your security company’s contact person.

 

Property Checks

We carry out full internal and external inspections monthly and are able to administer immediate “first aid” to resolve emergencies. We will make more frequent visits out of season if desired.
Our inspection includes a check on all light fittings, replacing bulbs were necessary and that appliances are working.
We check for leaks, storm damage and any pest infestations.
At the same time we open the windows and doors to air the property.
We also water indoor plants and check on the state of your garden.

Incoming Owners
We will ensure that when you arrive all the appliances have been turned on including hot water, fridge, freezer etc
We offer a shopping service so your groceries are in place when you arrive.

Office Facilities
Your guests are able to receive faxes and emails through our office.
For owners this service is included in the management fee.
Other guests will be asked to pay a small fee to cover administrative costs.

Mail Forwarding
We will collect post on your behalf and forward it to you should you require.

Maintenance, Plumbing and Electrical Work
We only work with experienced and qualified tradesmen.
We will arrange for free quotations and keep you informed with photographic reporting both before and after any work has been carried out.
We also manage and advise on any routine and preventative maintenance services your property may require.

Gardens
We maintain small gardens. For bigger gardens we coordinate and supervise garden services.

Representation
We are able to attend meetings and vote on your behalf if given your authority e.g. Body corporate, local tourism board etc.

House Administration
We pay your monthly accounts on your behalf and manage a petty cash float to purchase cleaning materials, consumables, flowers and gifts for your guests etc.

Property Inventory
For holiday rental properties we provide a full property inventory at the start of each letting period.
We handle breakage and replacement deposits and refunds.

Pre-ratings Inspection Report
For holiday letting properties which join the SA tourism ratings scheme (highly recommended) we can provide a report in advance of the inspection visit.
The report will list any missing inventory items and detail any work necessary to achieve the desired rating level.

Incoming Guests
Prior to the arrival of guests, we will provide directions to your property and confirm arrival and departure information. We can assist with airport transfers, car hire, restaurant reservations, activity bookings, advise on local events and any special requirements (maid service, personal catering, babysitters etc)

Meet and Greet
We meet guests at your property on arrival to hand over keys collect any necessary payments and give advice as required about the appliances and the alarm system of your property.
During their visit we are available 24/7 to deal with enquiries and to arrange any services that your guests require.
All guests to sign an indemnity form on arrival.

Guest Arrival Amenity Pack
You may wish us to supply on arrival an ‘amenity pack’ together with a gift for your guests.
The amenity pack includes pertinent information on the property inside and outside and provides guidance on access to all of the main facilities.
